Rental Application Criteria

How to Apply

• Applications must be submitted online and are a first come, first serve basis
• All persons over the age of 18 MUST fill out an application and be a leaseholder (no occupants over the age of 18)
• Applications are not considered “pending” until all applicants have applied (including cosigners) and all documents have been uploaded
• Application fee is $75/application (including cosigners) and are NON-REFUNDABLE
• Pet Application: A pet application must be filled out per pet. The link is in your application.

How to Qualify

Credit Score

Credit scores must be a minimum of 600 for all applicants (not a combined score of applicants)

Income Requirement

Income must equal 3 times the monthly rent (for example, if the monthly rent is $1,000, monthly income must be $3,000/month)

Rental History

2 years of positive rental history and/or mortgage history

Background

• No bankruptcies within the past 5 years
• No evictions within the past 7 years
• No felony convictions within the last 7 years
