What are the requirements for renting a property from your company?
Criteria for becoming a prospective tenant:
- Credit Score – 600 or higher
- Income- Must be 3 x the monthly rent. Proof of income is required and must be uploaded when you apply. Proof of income can be current paystubs, offer letter from new employer or 1099/w-2 if self employed
- Rental History – 2 years positive rental history
- Criminal Background – cannot have an offense within the last 7 years and cannot be against property or persons
- Cosigners – may be allowed for insufficient income, this can be discussed

How can I schedule a showing to see one of your available rental properties?
Our properties are either vacant and are available to view or they are occupied and not quite ready to be shown yet.
- Vacant Properties – are on a digital lockbox and you can schedule your own appointment to view them by clicking on the SCHEDULE VIEWING. Fill out the form, upload photo ID and you will be sent a code to access the lockbox
- Occupied Properties – in the description of the property, it will say when the property is available to be viewed. On or after that date, you can schedule an appointment to view it via the digital lockbox

What are the application fees?
Our Application Fee is $75 per person over the age of 18. All persons residing in the property over the age of 18 must apply, be qualified and be a leaseholder. Only persons under the age of 18 are allowed to be listed as Occupants on the lease. -
What is the processing time for an application?
- Applications are processed on a first come, first serve basis
- All information (Photo ID, income, pet photos (if applicable)) must be submitted and uploaded to be considered a FULL APPLICATION and first in line. If not, your application will not be considered full and other applicants who provide this information may be considered first in line
- Once an application is considered full, the property is placed on pending for that applicant and it can take 2-3 business days to process the application. You will receive an email from Unlimited Property Solutions notifying you that your application has been received
- Lease Signing – once the application is approved, you will be sent a lease electronically and be required to sign the lease within 2 business days and pay security deposit within 2 business days

What is your pet policy?
Pets are allowed unless the property specifically states otherwise or any other pet restrictions from the owner. We require a non-refundable pet fee for each pet and no more than two (2) pets per property. All tenants with a pet, Assistance Animal or ESA Animal must fill out a pet application through Pet Screening. We require a non-refundable pet fee for each pet and no more than two (2) pets per property. Pet Screening will give your pet a "paw score" and that will determine your monthly pet rent which is paid monthly in addition to your rent. -
What is the security deposit on one of your rentals?
- The security deposit is equal to one month’s rent unless otherwise stated per property or based on your application meeting criteria, there may be an additional deposit requested
- Security Deposits must be made payable to Unlimited Property Solutions and must be paid in the form of certified funds (no personal checks or cash)

Do you require renter’s insurance?
Yes, we require our tenants to obtain a renter’s insurance policy. However, if you do not want to acquire a full renter’s policy, we offer a liability only policy which protects you from any accidental damage to the property you may cause (this is mandatory per our lease). -
How do I pay my rent each month?
For convenience, you will be sent a link to set up your tenant portal where you can set up auto payments monthly for your rent. If online payments are not an option, we will review other forms of payment. We never accept cash! Rent must be delivered to our office no later than 5pm on the 5th of every month. -
How do I submit a maintenance request?
Maintenance Requests can be sent through your tenant portal which you will receive a link to when you move in. -
What if I have an emergency at my rental property?
Please call our office 24/7 for any emergency. You will be prompted to leave a message and we will return your call. Please do not submit emergency requests on-line as on-line maintenance requests are not monitored after hours or on weekends. -
Can I hang pictures on the walls of my rental?
Yes, you can hang pictures, decorations, mirrors, TV’s, etc. However, if holes are large or have torn the drywall or caused damage that must be repaired, your security deposit may be charged for repair and painting (flat screen TV brackets should be removed, and wall repaired prior to moving out). -
Can I install a satellite dish at my rental property?
You should request permission from our office, every property is different, and some may have an HOA that does not allow. Ask first! If it is allowed, it CANNOT be attached to the property/house/structure/roof. It must be freestanding on a pole. -
Can I paint the bedroom or any room in the property?
No, painting is not allowed unless approved by the owner and the color must be approved also. -
Can I change the locks on the doors at my rental property?
No. Our office must always have access to the property in the event of an emergency. -
What if I need to break my lease?
If for any unforeseen reason you need to break your lease, contact our office immediately so we can discuss options. The lease does not have a "lease break" clause, but we do have options and will work with you.
